Roof Repair 101 Video

Here is a great video I found on www.YouTube.com about fixing cracks in your roofing system with tar. Often times an older roof will leak in a few spots and can cause damage to the interior of your home. You can salvage a few more years out of your roof if you repair the cracks yourself before having to buy a new roof.

This video shows a man repairing his roof with tar you can buy at a local home improvement store such as Home Depot or Lowes. It is inexpensive and quite easy to do. Like the video says, make sure to really put on the tar!

A Guide to Hiring Roofers

Written by: Gray Rollins

The average life of a roof is approximately fifteen years. If the roof is under fifteen years old yet you are having problems, it will likely be able to get repaired as opposed to having to install a completely new roof. However, if your roof exceeds this age it may be necessary to install a new roof. To accomplish either repairs or new installs, a roofing contractor should be employed. A roofer will be able to properly install or repair roofing materials to ensure a quality finished product.

Before hiring Highlands Ranch roofers it is always wise to get recommendations from friends or family. Whether or not you have recommendations, get several quotes before determining the roofer to hire. A quote should be detailed and include the work to be done, cost, and time-frame for completion. Be sure clean up is included in the quoted price. If you want to save some money, offer to do the cleanup yourself.

Ask the roofer how long they have been in business. Roofers with many years experience are preferable. Also, make sure they have a physical address. Many roofing scams are conducted by people working out of a truck with no valid business license or permanent address. Ask for references and check them. Roofers should be properly insured. Ask for proof of insurance to be sure you are protected from any damage to your home.

Roofing repairs and new roofs may require specific building permits. Make sure the company you work with is familiar with local building codes and that they obtain proper licenses or permits. Most locations also require inspections during certain phases of construction and a final inspection when the work is complete. Check your local building codes to ensure the roofer is complying with all regulations. You may be liable if this does not occur.

Before starting the project get a contract. This should include all the details of the project, time frame for completion, and price. It should clearly outline payment policies and warranties. Read the warranty carefully to make sure you are adequately protected. Also, be sure the contract states they are responsible for clean up. Roofing materials can be very messy and you do not want to have to clean up and dispose of waste yourself. But keep in mind you can save yourself some money if you choose to tackle the cleanup process yourself.

Never be rushed into hiring a roofer. Take the time to interview potential roofers and check experience and references. Roofing repairs can be expensive and a new roof is a major investment. Protect your home by doing some research. Hire the roofer who has the best combination of experience and price and with whom you feel most comfortable.

Hiring Your Next Roofer

Written by: Handy American (GoArticles Author)

Before you start looking for a roofer it's always a good idea to make sure that you actually need to replace your roof rather than just repairing it which would be the much less expensive option. One of the first things you want to look at is your roof's age. The average shingle roof lasts about 15 to 25 years so you always want to take that into consideration when determining whether or not you need to replace your roof.

The other thing you have to look at is obviously the extent of the damage. This is why it's a really good reason to regularly, at least annually, have your roof checked out and inspected by a professional Highlands Ranch roofer. A professional roofer will be able to spot damage early on and repair it before it becomes a really big problem. And there is also a great benefit in building a relationship with a roofer prior to having to hire one immediately when you need your roof replaced.

When looking for a roofer all the basics apply. If you want to find a good roofer at a good price you're going to have to evaluate several bids from several well-qualified roofing contractors. In order to accomplish that you'll have to screen the roofer's prior to having them bid on your project. Below are a few suggestions on what you can do to prequalify a roofer.

To begin with you will probably want to check to see if the roofer has a license. Considering the price of replacing a roof you shouldn't even consider hiring a roofing contractor without a license.

It's also a good idea to see if the roofer has any reviews or feedback from past clients online on websites like Handy American, citysearch.com, insiderpages.com and yelp.com. Another good idea is to enter the roofer's name or business name into google and do a search. More and more homeowners are utilizing the Internet to review and leave feedback for contractors and you can be the beneficiary.

You'll also want to look for complaints to weed out the bad apples. Two great resources for this are the Better Business Bureau and/or local state licensing board. These are two of the first places an upset homeowner will go to complain about a bad experience with a roofer so yet another great place to look.

A couple of other things to look for are an established place of business and a local telephone number. You're better off going with a roofer who has several years of experience working in the community so look for somebody who has at least a few years of work experience in the community.

Once you've weeded out the bad apples you can proceed to having the 3-5 best roofers bid on your project. When the contractors bid on your roofing project you'll want to ask that they include some additional information.

Primarily you'll want to ask the roofers for some references. Replacing a roof is expensive so you'll definitely want to speak past clients and preferably see some of the roofers past work. Don't be afraid to ask the roofer if he is working on any projects currently as an answer of yes is the perfect opportunity to last the roofer if you can drop by to look at his work.

Something else you'll definitely want to ask for when replacing a roof is proof of insurance. Workers compensation and general liability insurance are necessary when replacing your roof since there is more risk than with most other home improvement projects. You could potentially be risking a lawsuit if you hire a roofer who is not properly insured so make sure you don't make that mistake.

There's really nothing fun or exciting about replacing or repairing a roof but your roof is potentially the most important part of your home. Having your roof inspected at least annually could help to extend the longevity of your roof but they haven't invented a shingle roof yet that lasts forever. In those cases make sure you hire the right roofer for the job.

Why Using a Licensed Highlands Ranch Roofer is Important

By

Roofing is one of those construction areas that gets lots of bleed over from other construction practices. While many think they can provide Highlands ranch roofing services, you are crazy to use anyone but a licensed roofing contractor.

A light rain storm rolls through your city one weekend. You are walking down the hall and step in something wet. You look up and groan. There is a stain on the ceiling and water is pooling there. Yep, you've got a roof leak.

Fortunately, the storm passes by without much more damage being done, but you know you need to get the roof fixed. You ask around and a friend knows someone who should be able to do the job. That person says it will be no problem and quotes you a price. The job is done and you think nothing else about it.

A year later, storm season hits again. Everything is fine for the first few storms and then, wham!, you're roof starts leaking again. You call the person that fixed it, but can't find them. You've got a problem. Alternatively, you find them and they tell you the work was done as is without warranty and they'll need more money to fix the repair they made!

So, what are your options? Well, you don't really have any since you didn't used a roofer licensed with the state. You could file a lawsuit against the person, but the fact they don't have a license usually means they don't have insurance or many assets. In short, you are going to have to find a real roofer to fix the problem and, of course, pay again.

Using a licensed roofing contractor is critical when it comes to roof construction or repairs. Why? A couple of reasons. First off, roofing work is not cheap. Do you really want to risk using a hack who might or might not do the job right? Paying for the job twice is going to be expensive.

More importantly, a licensed roofing contractor is very consumer oriented because there really isn't much choice. In a majority of states, a roofing contractor must be bonded and insured to get a license. If the roofer subsequently does bad work, you are going to get your money back or proper work done.

Licensed roofers do excellent work as well. Many are so confident in their skills that they will guarantee it in writing. As long as you don't get on your roof and start swinging an axe, they'll repair any damage for 10, 15, 20, 30 years or more depending on what they guarantee. Yes, they will put it in writing.

It is okay to use less formal options in many parts of our life. Roofing is one area where you really don't want to be cheap. Use only licensed roofers to protect yourself.
